EICR Electrical Inspection Surveys & Reports

“The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 places a continuous duty on landlords in England to maintain their property to the electrical safety standards and to have evidence of this. This means your property must meet the 18th Edition of the Wiring Regulations and you must have a report that shows this from a qualified person.”

“If you are renting out a property in England, any tenancy you create or renew on or after July 1st 2020 will require an electrical inspection and a report on the condition of the property (EICR) performed by a qualified person.”

After an EICR test and inspection, if any deviations have been noted, you then have 28 days to rectify to faults, re-issue the certificates and then notify the local authority.

All work will need to comply with 18th edition of the Electrical Regulations BS7671.

Existing 17th edition EICR Certificates issued before 1st July 2020, will be deemed acceptable.

All EICR certificates under this legislation will need to be renewed every five years.

As an Approved NICEIC contractor, FFR Electrical is a member of the Competent Persons Register for the private rented sector.
